The Silicon Valley housing market got walloped in March, as median prices fell sharply and sales hit record lows for the month.

Home prices continue to fall in region

Sales of new and existing homes in the Sacramento region registered a typical seasonal bounce in March, with 2,522 transactions closing escrow, according to the newest statistics from DataQuick Information Systems. Still, the prolonged housing slump continued as median prices fell throughout the area and sales of new homes dropped sharply.

WASHINGTON - Sales of existing single-family homes plunged in 2007 by the largest amount in 25 years, closing out an awful year that saw median prices fall for the first time in at least four decades.

A total of 329 homebuyers signed new purchase agreements in June, up 17% from the 281 new-home contracts signed in June 2006, Hanley Wood Market Intelligence reported today. It was the third month this year that new-home sales contracts increased.Single-family home sales increased to 143 new contracts, up 66% from 86 in June 2006. Sales of townhomes and ?plexes? ? duplexes, triplexes, etc. ? rose to 70, up nearly 30% from 54 a year ago. Condo sales, however, fell to 116, down nearly 18% from 141 a year ago.

In the Bay in July, DataQuick says median prices rose 2.1% while sales fell 12.4%. It was the slowest July since 1995 but the sales drop looks good vs. SoCal's 27.4% July plunge (READ MORE HERE.) Says DataQuick of the Bay Area: "The trend we're seeing statewide is that more expensive neighborhoods are doing better than less expensive neighborhoods. The Bay Area has always been a high-cost market, and we're not seeing the declines in prices or sales volume that we're seeing elsewhere in California.
